A Brief History of eRecording

The practice of keeping public property records in the U.S. goes back to the colonial era, when local governments began recording deeds, mortgages, and liens to establish ownership and prevent disputes. For centuries, recording was strictly a paper-based process. To record a document,  you’d walk into the county office, stand in line, and hand it over.

With the rise of digital technology, counties began exploring ways to modernize. The Uniform Real Property Electronic Recording Act (URPERA), adopted in 2004, gave states a clear legal framework to accept documents electronically. URPERA confirmed that electronic signatures and documents carry the same legal weight as paper originals.
